One Of England's Largest Fisheries For Sale

One of the largest commercial fisheries in the country is for sale through fisheries experts Fenn Wright at a guide price of £900,000.
Makins Fishery lies in the Warwickshire countryside 10 miles from Coventry, 25 from Leicester and 28 miles from Birmingham, a short distance off the M69 connecting onto the M6. A population of two million are estimated to live within an hour's drive.
Originally designed and built by Billy Makin and developed over the last 15 years, the fishery became part of British Waterways' property portfolio in 2003. It covers 59-acres of land, with approximately 23.5-acres of water across 18 lakes accommodating more than 500 pegs in all.
The lakes, divided into three phases, offer a mixture of match, specimen and pleasure fishing , the largest being a specimen lake of 4.75-acres with 54 pegs in Phase One. Each of the three phases has a small toilet block, and Phase One has three lock-up steel containers providing equipment storage area, welfare area and generator and tackle and bait shop. A mobile café leases a pitch on the car park in Phase One.
Fenn Wright fisheries expert and partner Martin Freeman says that currently most of the turnover is generated from day ticket sales, with the fishery hosting a number of important matches through the year, which regularly feature in the angling press.

Lake on fishing complex for sale by tender

A fishing lake formed from a gravel pit and currently part of a Kent fishing complex is for sale by informal tender through fisheries experts Fenn Wright at a guide price of £175,000.
Tree Lake, which covers around 2.5-acres and has approximately another acre surrounding it, is part of Darenth Fishing Complex near Dartford, extremely convenient for the M25, M20 and the A2 Dartford bypass. The lake is to one end of the fishery, and there will be right of way for vehicles and pedestrians across the complex to reach it.
Fenn Wright partner Martin Freeman says the lake would be an ideal location for a private syndicate. "The lake is about eight feet deep at most, but has never been intensively fished, and currently there are only 16 pegs around it," he said.
"There is certainly room for more, and there is good demand given the closeness to London and good links. However, under a covenant the new owners will not be allowed to offer day tickets, so a syndicate would be necessary, unless someone wants to keep it purely for their own use. Parking will be available at the complex for an annual fee."
